Alcocks Property Lawyers Fees
Our fees for acting on your behalf in your conveyancing transaction are fixed to include all of the normal legal work required to complete the sale and/or purchase, or transfer of equity or remortgage. Our fees are based on the value of the property, and other factors, including whether the property is registered or unregistered or whether you are redeeming a Homes and Communities equity mortgage. Purchase Fees
For a standard Purchase, our fees range from £1,075 + VAT – £1625 + VAT based on property values up to £1,000,000. For properties valued above this range, please speak to us directly to arrange a quotation.
The fees will include
- Taking your instructions and giving you initial advice
- Liaising with your estate agent
- Checking finances are in place to fund your purchase and contacting lenders conveyancers if needed
- Receiving and advising on contract documents
- Carrying out searches
- Obtaining planning and building regulation documentation if required
- Making any necessary enquiries of Seller’s conveyancers
- Giving you advice on all documents and information received
- Advising you on conditions of your mortgage offer
- Sending the final contract to you for signature
- Agreeing a completion date
- Exchanging contracts and notifying you that this has happened
- Arranging for all monies needed to be received from the lender and you
- Completing purchase
- Dealing with payment of Stamp Duty Land Tax
- Dealing with application for registration at Land Registry
In addition to your conveyancer’s fees, we will also arrange payments to others, as required for your transaction. We call these disbursements.
- Searches – these are required by your mortgage lender and may differ from property to property. An average fee for searches required on property in the Nottingham area is £199.50 Please note, this figure will differ if you have accepted a “no legal fees” package if the matter proves abortive.
- Land Registry registration fee – this fee is based on your property value and is set by the government. The fees range from £20 – £455. You can access the calculator by clicking on the link https://www.gov.uk/guidance/hm-land-registry-registration-services-fees#scale-1-fee
- Stamp Duty Land Tax – This will depend on the purchase price of your property, and several other factors, such as if this is your only property, or if you are a first time buyer. - Telegraph Transfer administration fee – £42
- File opening fee which includes ID check and proof of funds check £14.40 per person
- Pre completion searches £19.20

Our fees – £1,210 + VAT
Disbursements including searches, land registry fee and ID check £434.50
Total (including VAT) – £1,886.50
Sale Fees
For a standard Sale, our fees range from £1,025 + VAT – £1,625 + VAT based on property values up to £1,000,000. For properties valued above this range, please speak to us directly to arrange a quotation.
The fees will include
- Taking your instructions and giving you initial advice
- Liaising with the estate agent
- Checking the title to your property
- Preparing the contract pack
- Answering enquiries from the purchaser’s conveyancers
- Redeeming any mortgages
- Agreeing completion date
- Exchanging contracts and notifying you that this has happened
- Completing the Sale
In addition to your conveyancer’s fees, we will also arrange payments to others as necessary. We call these disbursements. This might include
- A telegraphic transfer fee to redeem your mortgage – £42.00
- ID checks required for money laundering regulations – £14.40 per person
- Obtaining office copies from the Land Registry – £25.20
An example of our sale fees, for a typical freehold sale of £250,000
Our fees – £1,125 + VAT
Disbursements including telegraphic transfer fees, office copies and an ID check – £101.40
Total (including VAT) – £1,451.40
Re-mortgage fees
For a standard re-mortgage, we have a fixed fee of £875 + VAT.
The fees will include
- Obtaining office copies from the Land Registry and checking the title
- Bankruptcy searches
- Dealing with Lenders
- Repaying any existing mortgage
In addition to your conveyancers fees, we will arrange payments to others as necessary. We call these disbursements. These might include
- A telegraphic transfer fee to redeem your mortgage – £42.00
- ID checks required for money laundering regulations – £14.40 per person
- Obtaining office copies from the Land Registry – £25.20
- Searches – these are a requirement of your mortgage lender. Some lenders will require full searches, and although these differ property to property, in the Nottingham area the costs are likely to be £199.50. Some lenders, however, accept search indemnity insurance instead of the full searches. This is a cheaper option, and we will advise you directly.

Transfer of Equity
For a standard Transfer of Equity, we have a fixed fee of £825 + VAT.
The fees will include
- Obtaining office copies from the Land Registry and checking the title
- Preparing TR1 and other necessary forms
- Register the change with the Land Registry
In addition to your conveyancing fees, we will arrange payments to others as necessary. We call these disbursements. These might include;
- ID checks required for money laundering regulations – £14.40 per person
- Obtaining office copies from the Land Registry – £25.20
